TADWA has a team of qualified Occupational Therapists to provide the service of Complex Home Modifications. TADWA also has its own Building Consultant who provides the services of Building Consultation Viability Reports and Building Works Project Management.
Our Building Consultant is also available to work with external Occupational Therapists to provide these services.
The Complex Home Modification Process
There are a number of steps involved in the Complex Home Modification space for NDIS participants.
First, if a participant doesn’t already have a Functional Capacity Assessment (FCA) with some indication that home modifications are required, this is where we would begin. This is typically for participants who might have an FCA in their plan, and lays the groundwork for getting a Complex Home Modification assessment in the next plan. The FCA with assessment and recommendations will take approximately 10 Occupational Therapist hours to complete. For NDIS participants, this is charged at $193.99 per hour, with travel calculated according to the price guide and agreed with the customer via a service agreement.
Sometimes it’s not clear from the outset if the modifications will be considered ‘complex’ – or indeed viable. In such cases we can complete a Building Consultation Viability Report. This is done with our Building Consultant in collaboration with the OT. The cost of this is $800+GST (travel included in metro Perth and calculated as per the NDIS price guide for regional areas). It is included in some plans where modifications are already being considered.
Complex Home Modification-OT is the Complex Home Modification Assessment done on the NDIS template by a suitably qualified OT. TADWA OTs are qualified to complete this assessment. The cost of this is approximately 15 hours of OT time with travel. For both metro and regional customers, travel is calculated per the NDIS price guide.
The NDIS stipulates that Complex Home Modifications require consultation with a builder. When complex home modifications are being considered for a participant, you will generally see this in the NDIS plan in the Capital budget as ‘quote required’ . We submit a fee proposal (quote) to NDIS for Building Works Project Management (BWPM) which is currently $4,200 + GST with travel included in metro Perth and calculated per the NDIS price guide. The BWPM proposal involves preparing preliminary drawings, setting out the scope of works, and determining any permits required. It also includes preparing a cost estimate and and / or organising building quotes for the customer. This package is then submitted to the NDIS for approval.
The Complex Home Modifications process is quite involved and specific, and any missed steps can result in lengthy delays or rejection of a submission. For this reason, where possible, please provide TADWA with copies of any relevant OT reports that have been completed, together with relevant information in the NDIS plan that relate to the complex home modifications, so that we can fully assess the required needs and provide the right advice.
